I again apologize to krileon if I am taking advantage of his support these days but, as I said, in just over 10 days I have to put the site online.
I have searched everywhere on the forum, but I have not found an answer: is there a way to show a notice, under the articles, that invites guests to log in (or register) to the site to post comments?
Obviously I would like this notice to appear only to guests and not to those who have logged in.

CB Activity doesn't output a notice when rendering comments for articles. This might be available when public/anonymous commenting functionality is implemented. So for now you'd need something else that acts on Joomla article events to add the notice. You can probably do this using CB Auto Actions with the following.

Triggers: joomla_onContentAfterDisplay
Type: Code
User: Self
Access: All Non-Registered Users Conditions
Field: Custom > Value
Custom Value: [var1]
Operator: Equal To
Value: com_content.article Action
